What a modern house does and does not allow
Houses on the newer Horley estates are built with trussed roofs and cavity walls, and both matter.
A trussed roof is an engineered assembly — each truss depends on all its members, so anything that involves removing part of one, whether for a loft room or to tie in a two-storey addition, needs new support designed in rather than a saw. The cavity wall matters at the junction: where new work meets old the cavity has to be closed and the damp course dealt with properly, or you get damp tracking across at the join. Neither is difficult. Both are frequently skipped on a cheap job and both are expensive to correct later.
Plot, boundaries and neighbours
Estate plots are generally tighter than the older parts of Surrey we work in, and the gap to the boundary is often the thing that decides what is possible rather than the house itself. Access is usually the practical problem — getting materials to the back of a house with a narrow side passage and a close neighbour changes how a job runs and what it costs. We look at that at the survey and put it in the price, because discovering it on the first morning helps nobody. The older streets nearer the centre have more room and behave like the 1930s stock elsewhere.
