House Extensions in Godstone (RH9)
We are Godstone's own builders — the office is at 27 High Street, on the village green side of the A25. Which means when we say an extension here needs handling carefully, it is because we live with the results of the ones that were not.
Building onto a village property
Godstone has two conservation areas and a good number of listed and period homes, and on those properties an extension is constrained before it is designed.
Consent comes first where the building is listed, materials are limited to what suits rather than what is cheapest, and the proportions have to follow the original. Old cottages bring their own practical problems too: walls that are not square or plumb, floors at levels that do not match, and construction that will not take a modern detail without thought. It is skilled work and it should be priced as skilled work. We will tell you at survey what we think is achievable rather than take a fee towards something that will not get through.
The family homes off the lanes
Away from the historic core the detached houses off the village lanes are more ordinary builds with generous plots, and the questions are the practical ones — what the plot and the setting will take, what the existing foundations will carry if you want to go up, and whether more space or a better layout is the real answer. Those are straightforward jobs, priced as a written schedule item by item.
The advantage of being down the road
Our own team does the building work, with specialists brought in and managed by us. Being in the village means we are not travelling in: surveys, deliveries and the odd thing that needs looking at after handover are all simpler, and we are answerable to neighbours we see every week.

Common questions
Q.01Can I extend a listed cottage in Godstone?
Sometimes, within real limits and with consent in place before work starts. We are based in the village and will give you a straight view at survey of what is likely to be achievable before you spend on drawings.
Q.02Are you actually based in Godstone?
Yes — 27 High Street, in the village. It is our own doorstep, which is why site visits and after-handover calls are simple here.
Q.03Will the extension match the cottage?
That is most of the job on a period Godstone property: brick or stone matched, mortar mixed to suit the original rather than a modern mix that sits harder than what is around it.
Q.04Do you build on the newer homes off the lanes too?
Yes, and they are generally straightforward builds. The questions there are about what the plot and setting will take rather than about the fabric of the house.
